Auction Procedure
The property will be offered as two separate tracts, one before the other. The land tract consisting of 120 +/- acres will be offered first, in terms of dollars per acre.
After the land tract has been sold, the homesite will be offered with bidding as a lump sum.
Terms
Successful bidders will be required to sign a Real Estate Contract and make a 10% earnest money deposit at the immediate conclusion of the auction. The balance of the purchase price will be due at closing on or before January 10, 2022. Seller will provide title insurance. Seller will pay 2021 real estate taxes in the form of a credit at closing to the Buyer(s).
Buyer(s) will receive full possession upon closing, subject to remainder of 2021/2022 hunting lease and the 2021 Farm Lease. Farm sells free of any further leases or tenancies.
