AUCTION PROCEDURE
Bidding will be in terms of dollars per acre. The auction will be conducted live, in person and remote online bidding will be available. There are no online (or in-person) buyer's fees.
AUCTION TERMS
Successful bidders will be required to sign a Real Estate Contract and make a 10% earnest money deposit at the immediate conclusion of the auction. The balance of the purchase price will be due, and possession granted, at closing on or before March 7, 2025. Bidding/purchase is not subject to financing or other contingencies.
Seller will provide title insurance. Seller shall pay estimated 2024 real estate taxes due in 2025 by a credit against the purchase price. Buyer shall be responsible for 2025 taxes due in 2026. (2023 taxes paid 2024 amounted to $970.18.)
Buyer shall pay 2025 Sny Island Levee Drainage District assessment at closing, in the amount of $3,327.28.
Property sells subject to the 2025 farm lease. Buyer will assume the 2025 farm lease agreement. The cash rent for 2025 of $34,858 (approximately $290 per acre), due in two equal installments (April 1st and October 1st), shall be paid to Buyer.
