Tract 1: 71.02 ± Surveyed Acres

Tract 1 is well-located, about a mile and a half southwest of State Highway 96 (via 334th St.) and a short drive from Pleasant Hill, IL. 

This nice-sized tract boasts a Productivity Index rating of 131.8, with primary soils including Coffeen and Beaucoup silt loam types.

Tracts 1 & 2 yields: '22 beans: 66, '23 corn 253, '24 beans 73.

AUCTION PROCEDURE

Bidding will be in terms of dollars per acre, based on surveyed acreage figures.

Tracts 1 & 2 will be sold "Buyer's Choice", whereas the successful bidder may choose Tract 1, or 2, or both. Tract 3 will be offered individually after both Tracts 1 & 2 have been selected.

The auction will be conducted live, in person with remote online bidding available. There are no online (or in-person) buyer's fees.

 

AUCTION TERMS

Successful bidders will be required to sign a Real Estate Contract and make a 10% earnest money deposit at the immediate conclusion of the auction. The balance of the purchase price will be due, and possession granted, at closing on or before April 21, 2025. Bidding/purchase is not subject to financing or other contingencies.

 

Seller will provide title insurance. Seller shall pay estimated 2024 real estate taxes due in 2025 by a credit against the purchase price. Buyer shall be responsible for 2025 taxes due in 2026. 

 

Buyer shall pay 2025 Sny Island Levee Drainage District assessment at closing. The combined 2025 assessment for Tracts 1 & 2 is $6,230.14. The 2025 assessment for Tract 3 is $4,342.88. Special Assessment will be paid by Seller.

 

2025 farming rights will be granted to Buyer upon closing. Buyer of Tract 3 will reimburse current farm tenant $14,034.90 for fall lime application and tillage at closing.
